Guaranteed Rent, explained clearly.

A Guaranteed Rent arrangement is different from standard letting and management services. Eligibility, payment conditions, responsibilities and contract terms need to be confirmed for each property.

Pending client evidence Exact Dukes terms are awaiting client and legal approval.

Ask about Guaranteed Rent

The Dukes Receptionist collects your property details for human follow-up. It does not confirm eligibility, payment terms, acceptance or an appointment.

01 How it works

Four steps, and the decision stays yours

  1. Share property details

Location, property type, size, condition and current status.

  2. Initial suitability review

A person reviews whether the arrangement could be discussed for that property.

  3. Review proposed terms

Payment conditions, responsibilities, duration and exit terms are set out in writing.

  4. Decide whether to proceed

The decision stays with the landlord. Nothing on this website commits either side.

02 Scope

Scope and responsibility are different questions

“Included” does not say who arranges it, who performs it, who pays for it or who remains legally responsible. Each row below needs all five answers before it can be published.

03 Deciding

Both sides of the decision, given the same space

Why a landlord might explore it

  • A defined payment arrangement, once the terms are agreed in writing.
  • A documented allocation of responsibilities between the parties.
  • A structured route for a landlord who does not want day-to-day involvement.
  • One point of contact for the arrangement, subject to the agreed operating model.

What to check carefully

  • Who the contracting party is, and what happens if that party cannot pay.
  • When payment starts, what pauses or reduces it, and what is deducted.
  • Who arranges, performs, pays for and remains legally responsible for repairs and safety.
  • Contract length, break rights, renewal, exit and the condition the property returns in.

05 Questions

Questions people actually ask

Is a payment amount shown anywhere on this page?

No. No amount, percentage, yield or example figure appears, because the commercial terms have not been supplied. A figure will only ever come from a signed schedule.

Does asking about Guaranteed Rent commit me to anything?

No. The enquiry route collects property details for a person to follow up. It does not check eligibility, quote, book, accept or contract.

How is this different from Fully Managed?

Fully Managed is a service where the landlord still lets the property to the tenant. A Guaranteed Rent arrangement usually changes who holds the contract and who carries which risk. Which model Dukes offers has not been confirmed.

Why is the page published in this prototype at all?

So the layout and the decision structure can be reviewed. The public route stays closed until the provider, model, contract, responsibilities and charges are approved.
